SITE INFORMATION

What we seek:

We seek retailers large and small.  For downtown we are looking in particular for ethnic businesses.  Downtown East Moline is already home to close to a dozen international businesses; we seek no less than to become THE international downtown of the Quad Cities.

Out on Avenue of the Cities, we are looking for large retailers and office development.  We have a number of sites available, most with prime frontage.

In all cases we have a number of incentive programs that we can use to put together the right package for your business.

 Case New-Holland Site

With the closing of Case New-Holland 4 years ago a tremendous opportunity opened up for East Moline.  The CNH site is 150+ acres on the Mississippi River, levee protected, with commanding views east and west along the Riverfront.

Case New-Holland and the City are in the process of developing an RFP and a master concept for the site.  It is expected that this site will become the pre-eminent mixed use development on the riverfront in the Quad Cities, with entertainment, recreational, retail, residential, and office all sharing a tremendous location.
This site is within the East Moline Enterprise Zone and is a TIF eligible property.  It is also only 2.2 miles from the site of the new riverfront campus of Western Illinois University.

The Quarter
The Quarter offers something unique to the Quad Cities -- Class "A" riverfront office space. Featuring extensive river views, the "Beacon Harbor Office complex is THE business address in the Quad Cities. Space ranging from 500 to 60,000 square feet is available. The Beacon Harbor Offices feature fiber optic connections to connect your business to the global marketplace. Attractive lease packages are available for a limited time. Contact the Development Services Department (309) 752-1513 for more details.

Seasonal retail space ranging up to 3,000 square feet is also available in the Beacon Harbor complex. Call for more details!

East Moline Industrial Park
The East Moline Industrial park (EMIP) has acreage available for light industry and warehousing activities. Thirty acres of the park's original 200 remain available for development. Sites range in size from 2 to 17 acres. EMIP is currently home to industries in a number of sectors including construction, metal fabrication, e-coating & powdercoating painting, machine parts, product packaging, custom design & assembly and publishing. EMIP has direct access to both Interstates 80 & 88, rail service via BNSF and is 20 minutes from Quad Cities International airport. As the owner of EMIP, the City of East Moline is prepared to offer attractive land purchase terms. EMIP is also within the East Moline Enterprise Zone, adding a variety of tax incentives to the site including partial property tax abatements.

The most recent occupants of EMIP are MetoKote, Inc. and Jacobson Warehouse, Inc. The combined 407,000 S.F. facility, covering nearly 19 acres, employs over 250 people opened in Spring 1998. Several other firms are exploring EMIP's available parcels.

If you are looking for a quality business park location, check out the EMIP site information and you will see that EMIP is a choice you should consider!
